Sustainability transformation: drivers and trends

Though climate mitigation and energy efficiency still dominate the conversation, there are other vital issues in the real estate sector’s sustainability transformation. We expect the focus to shift more towards the use of materials, the circular economy, and nature-driven solutions (e.g., soil sealing and biodiversity protection) in the coming years, for both the regulators and the market. At the same time, adapting to the effects of climate change will become a key factor for risk and asset managers.

Measurement: Gathering data on current emissions of real estate assets

Assessment: Defining realistic decarbonization strategies at the portfolio and asset level and prioritizing initiatives

Execution: Allocating roles with the right authorities and skills to monitor and execute the transformation

Measurement: Providing transparent data on building energy consumption (e.g., smart meter rollout)

Assessment: Identifying solutions to increase energy efficiency (e.g., through improved asset management and Capex initiatives)

Execution: Optimizing assets and increasing production of renewable energy

Measurement: Establishing digital passports for new buildings and implementing Capex initiatives

Assessment: Establishing reuse of materials as standard in all asset and property management processes

Execution: Unlocking the added value of circular economy practices and incorporating them into business plans

Measurement: Understanding the added value of ESG performance indicators for each asset, such as user satisfaction, community building, and external impacts (e.g., less pollution and more biodiversity)

Assessment: Defining targets to optimize residential, office and retail assets from a user perspective

Execution: Transforming the portfolio to adopt new ways of working, living, shopping, etc.

Measurement: Acquiring/developing and implementing risk management models to understand portfolio risks

Assessment: Identifying the most urgent action items and developing concrete steps to mitigate risks, where applicable

Execution: Implementing initiatives as part of Capex planning and budget, while also tracking results
