This manufacturing company has an obsolete and inefficient factory. The management aims to acquire more efficient premises and is looking for newly built premises that will represent progress both in terms of logistics and costs.
Deloitte was asked to get the maximum sale price for the present factory and to organise the relocation to more efficient industrial premises. With a team of advisers from a variety of disciplines, Deloitte drew up the needs and requirements for the new premises and set them out in a schedule of requirements. Enquiries were made with the local authority to find out what the maximum redevelopment potential was in order to maximise the proceeds from the sale. The cooperation of the local authority was documented in a letter of intent. Deloitte also prepared a valuation report for potential residential use and undertook the process management: supervision of the newbuild working group, supervision of the preparation of the business case and support for the municipal decision-making on redevelopment.
The last phase has started. Deloitte has assisted with the sale process by drawing up a long list of potential purchasers and an information memorandum. Deloitte has also organised viewings for interested parties, answered their questions and assessed offers and negotiations. When completed this should achieve maximum proceeds from the sale of the present premises, resulting in 40% savings on use of space, 30% on energy bills, 10% on property charges and 7% on personnel costs. This company is ready to succeed again.
