Rapidly strengthening regulatory standards for building projects, coupled with increasing occupier demand for sustainable properties in many sectors, are combining to drive much higher standards of environmental performance in new residential and non-domestic buildings.
Deloitte offers a range of complementary sustainable development and design services for all types of capital building project; from the fit-out or refurbishment of a single office building to the modernisation of social housing estates; from the development of state-of-the-art commercial campuses to eco-towns or even zero-carbon cities. We have the breadth and depth of skills and experience to deliver thoughtful, creative and realistic solutions, combined with the necessary licences and expertise to provide certification for a range of industry-recognised standards.
We have worked as project managers in assessing existing building stock and producing redevelopment masterplans. Our strategic advice to clients and design teams throughout the masterplanning process is geared to exploit any local opportunities to maximise:
Drivers Jonas Deloitte is also a pioneer in the use of BREEAM Communities - a benchmarking tool designed to help planners and developers improve, measure and independently certify the sustainability of development proposals at the planning stage. As the Local Planning Authority is actively involved in the development of the BREEAM Communities assessment framework, the process of achieving planning permission is effectively streamlined.
We are experienced at providing sustainability advice and strategic support to local authorities, in guiding general policy direction, setting design briefs, acting in a ‘critical friend’ role, and providing sustainability expertise with which to appraise applications for planning permission.
We provide a comprehensive sustainability strategy service for residential and non-domestic development projects, providing a compelling framework for design teams to incorporate social, economic and environmental principles into design briefs and masterplans.
We also have the experience and expertise to assess the compliance of new buildings and development proposals in relation to current standards, particularly those outlined by BREEAM, LEED, the Code for Sustainable Homes and the Carbon Trust. Our advice goes beyond compliance, taking a holistic approach to the built environment, addressing how development proposals incorporate sustainable development principles and respond to social, economic and environmental priorities.
BREEAM (BRE Environmental Assessment Method) is the leading and most widely used environmental assessment method for buildings. It addresses wide-ranging environmental and sustainability issues and enables developers and designers to demonstrate the environmental credentials of their buildings to prospective occupiers, investors, planning authorities and stakeholders.
We are licensed BREEAM Assessors for most building types and also have BREEAM Accredited Professional (AP) status. The BREEAM AP qualification is a formal recognition of specialist skills in the design of more sustainable buildings combined with a high level of competence in the BREEAM assessment process. BREEAM APs provide the design team with expert advice on built environmental sustainability, environmental design and environmental assessment. They will facilitate the team’s efforts to successfully schedule activities, set priorities and negotiate the trade-offs required to achieve a target BREEAM rating when the design is formally assessed.

We are fully qualified Code for Sustainable Homes assessors and can integrate technical and financial viability advice into design teams throughout the life of a project.
The Code measures the sustainability of a new home against nine categories of sustainable design. The Code uses a one to six star rating system to communicate the overall sustainability performance of a new home, and sets minimum standards for energy and water use at each level. To ensure high standards of development, local authorities will often set their own requirements for a minimum Code level and it is mandatory for all new residential developments to be given a Code rating, even if this is nil.
Whether new build or refurbishment, we can provide a range of analytical services to identify an appropriate and realistic low energy strategy for your building. Where necessary all advice will be geared towards attaining desired ratings for BREEAM, LEED or other key benchmarks.
Acting as a core design team member from project inception or as a ‘critical friend’ for more established designs, we will embed the principles of low energy design into the proposals.
Following our own inspections (including an appraisal of the building services), we will generate a range of practical options to significantly reduce the energy demands of your building.
For the construction of new buildings, Deloitte offers full building carbon management design support from the RIBA Stage A Appraisal through to detailed proposals, tender support and guidance during construction. This will ensure that carbon reductions are considered at every stage of a building’s development, drawing on our extensive experience working across a range of building types.
