Our client’s profile had changed completely over the last few years: from an original manufacturer of telecom equipment, the company had become a fully-fledged multimedia, data and Internet company. Given the magnitude of changes to the company’s business model, the existing infrastructure and facilities did not allow the company to position itself as architects of an Internet World; for example, recruiting and retaining highly skilled employees had become a very challenging task for the company.
The objective of Deloitte’s assignment was to realign the current real estate portfolio in the short to medium term to:

Position the company as a high tech company;

Increase synergies between professionals;

Optimize the use of space;

Increase embedded flexibility regarding space usage;

Resolve problems associated with older buildings and a large real estate portfolio;

Optimize operating costs.
As part of this assignment, we developed a qualitative vs. quantitative real estate portfolio analysis and a workplace strategy. We also provided the company with an operational, financial and strategic analysis of the company’s existing office portfolio (9 locations, 113,000 m² and 4,100 employees) and developed a business plan for disposals, restructuring and the development of new facilities.
The company decided to implement our recommendations and is currently developing a campus site ex novo.
