Property investment - overseas

Many who invested in overseas property as a home for significant wealth generated in Ireland may now be looking for liquidity and to generate cash from realising such investments abroad. Other Irish investors who have liquidity will see great value from what is on offer.

Over the coming year reductions in interest rates combined with increased stability in the debt markets and more certainty over credit availability should stimulate activity.

Tax issues will focus on reducing transaction costs such as transfer duties (stamp duty) and VAT. In addition structuring the exit so that tax, if any, is minimised at the investor level is important, as is advice on how to minimise taxable gains and utilise available losses.

It is also a time for ensuring that the structure which was used for investment has been implemented correctly and is robust.
